Palm Springs YMCA Facility Could Be Redeveloped Into Apartments

The YMCA isn’t going away, as it already has a deal with Palm Beach County for a new facility elsewhere.

The village’s planning board will consider a rezoning application June 10 for the 18.4-acre site at 2085 S. Congress Ave. and 3243 Lillian Road. The YMCA has agreed to sell its facility there to M/S Congress Owner LLC, managed by Miami-based Mast Capital. The application also lists Daniel Spear of Fort Lauderdale-based Spear Group as a member of the LLC.

"Mast Capital is extremely bullish on the potential of this area and Greater Palm Beach," said Camilo Miguel Jr, CEO and founder of Mast Capital.

The developer hopes to rezone the YMCA site from “public facilities” to “high density residential.” This would permit 264 apartments.

The site plan shows 11 buildings of three stories each, totaling 150,442 square feet, and surrounded by 445 parking spaces. There would be 96 one-bedroom units, 120 two-bedroom units, and 48 three-bedroom units.

Amenities would include a clubhouse, a pool, a playground, a dog park, and a new lake.

This will be Mast Capital’s first project in the county, and it will be on the lookout for more, he added. The company has experience building apartments and condos in the Miami area, as well as the Florida Keys.

The developer is working with Boca Raton attorney Bonnie Miskel, MSA Architects in Miami and Boca Raton-based civil engineering firm HSQ Group in the application. The traffic study says the project would add 445 daily vehicle trips.
