Mast Capital Proposes 20-Story Tower In Miami

Local developer Mast Capital has proposed a 20-story residential tower in the Coral Way neighborhood of Miami, near the Shops at Merrick Park and the Douglas Road Metrorail Station.

On Jan. 16, the city’s Urban Design Review Board will consider the site plan of M-3811 Shipping Owner, an affiliate of Mast Capital, for 3811 Shipping Ave. The project would total 385,961 square feet, with 254 apartments, 825 square feet of retail and a 319-space parking garage.

The developer acquired the 1.02-acre site from AT&T in 2017 for $10.9 million. The former utility building there would be torn down to make way for the project.

Mast Capital CEO Camilo Miguel Jr. said the location would provide tenants many advantages living between Miami and Coral Gables, including being near the Shops at Merrick Park, restaurants, the shops and offices of Miracle Mile and the Metrorail station.

“We would be one of the few 20-story buildings within this area,” Miguel said. “We would have a much higher level of finishes and a higher level of product.

”Miguel said the Shipping Avenue Apartments would have over 10,000 square feet of amenities, including co-working space, a fitness room, a yoga room, a pool deck, a game room, a kid’s room, a library and a lounge.

As for the retail space in the building, he said a small coffee shop would be a good fit.

Units would range from 545 to 1,325 square feet. There would be a handful of two-story townhouses on the ground floor.

Shipping Avenue Apartments was designed by Arquitectonica. Attorney Carlos R. Lago represents the developer in the application.

Miguel said he hopes to break ground on the project this summer. Mast Capital is also working on an apartment project along the Miami River, where site work has already started.
